Do you own the home or condo you live in, but you cannot afford to make critical repairs?
You may be eligible to receive a grant to help you get the work done.
What repairs can be done?
The types of repairs that qualify for this program include: plumbing, heating, windows, electrical, roof, structural, wall masonry, and non-cosmetic interior improvements for a minimum cost of $8,000.
The purpose of this program is to assist low and moderate income residents in the repair of unsafe conditions in their homes.
The grant is provided in the form of an interest-free loan which is forgiven over a period of ten years. Each year you continue to own and live in your home or condo, 10% of the loan is forgiven. No payment needs to be made unless you sell your home or condo before ten years have passed.
What are the income limits?
The Housing Rehabilitation Program is available to North Plainfield homeowners whose income falls within the guidelines listed below.
For purposes of this program, income is defined as the sum of gross income (including income from assets) of the homeowner as well as other members of the household.
Eligibility Screening
In order to determine whether our program will meet your needs, please ask yourself the following questions:
Do I own my own home?
Is my home in North Plainfield?
Do I meet the income eligibility guidelines that are given in this brochure?
Would I be willing to accept the lowest bidding contractor to perform work on my house?
Do I understand that this Housing Rehabilitation Program only applies to structural (see βWhat Repairs Can Be Done?β section above) and not cosmetic repairs to my house?
Am I willing to be committed to a ten-year interest free loan equal to the amount of assistance?
If you have answered βyesβ to all these questions, then you may be eligible to participate in the Friends of the Carpenter Housing Rehabilitation Program.

A member of the Friends of the Carpenter will contact you for an appointment to discuss the renovation project.
Fill out the application forms and arrange for the Friends of the Carpenter to visit and inspect the property.
If you meet the Rehabilitation Program Guidelines, the repair process can begin.
